Wrap-around or multi-level projects typically start around $40k. You get a fixed-price quote after the on-site consult — no "starting at" gimmicks.
PT is the workhorse and the most affordable. Cedar looks best and ages beautifully but needs staining every 2–3 years. Composite (Trex, TimberTech) costs more upfront but lasts 25+ years with almost no maintenance — usually the right pick for second-homeowners who aren't around to maintain it.
